PurchasesYour purchase transaction involves many legal steps. Our staff prepares the mortgage documents in accordance to instruction from your bank and handles the mortgage funds. As part of the process, we notify the tax department of new ownership and provide title insurance.

We keep you updated throughout the entire process and meet with you to review and sign. Our staff forwards the necessary documents to the seller’s lawyer and provides you with both a final report, including copies of all documents, as well as received materials, including the keys to your new home!

RefinancingSimilar to a purchase, we handle all of the mortgage aspects by preparing the documentation to replace your old mortgage and disperse the new mortgage proceeds according to instructions from your bank.

SalesThe closing of your sale involves another series of steps, distinct from those in the purchase closing. Our staff completes this transaction by requesting all payout statements for loans, mortgages and lines of credit secured to the property. Disbursement of sale proceeds are also looked after on your behalf. We payout all outstanding real estate commissions, above-mentioned mortgages, loans and lines of credit, then release to you the net sale proceeds. Lastly, we ensure that all existing loans, lines of credit and mortgages are discharged from the property.
